A Zoning Ordinance is a local law that regulates how land can be used within a township or municipality. In Michigan, zoning ordinances divide a community into districts (such as residential, commercial, agricultural, and industrial) and establish specific rules for what types of buildings and activities are allowed in each district. These rules cover things like building height, lot size, setbacks, signage, and land use.
The zoning ordinance is a key tool for implementing the goals of a community’s Master Plan—a long-range policy guide for future development, land use, transportation, and infrastructure. When neighboring townships share or coordinate their Master Plans, they can align their zoning ordinances to support regional goals such as farmland preservation, economic development, and environmental protection. Denton Township has collaborated with Roscommon Township and established a Joint Master Plan to help ensure consistent land use decisions across township borders, reducing conflicts, and promoting efficient growth for our entire community.
Zoning ordinances are adopted and enforced by the local Planning Commission and Township Board, with opportunities for public input during the process. Property owners should consult the zoning ordinance before making changes to land use or structures to ensure compliance with local regulations.
